It is a small cost effective design that will suit most sites. It has 3 bedrooms and 2 bathrooms, and a small mezzanine area suitable for use as a guest sleeping loft or for storage space. The floor area is 116 square metres, plus deck area 55 square metres. The overall width of the house is 14 metres. The front deck can be roofed or open, and the rear deck is optional. The documentation includes floor plan, elevations, section drawing, floor and roof frame plans and details of fixings, footings and handrails. Structural timbers are pine stress grade MGP12 and laminated pine stress grade GL13. Structural computations complying with Australian standard codes are provided, including design for normal wind loads and soil conditions. Modifications to this design can be made, but there may be some extra cost involved. A list of structural timbers is provided to assist with pricing and ordering materials. Documents can be provided in hard copy or online in PDF format.
