Several different floor layouts are available, or custom design your own

It is a small cost effective design that will suit most sites. It has 3 bedrooms and 2 bathrooms (that can vary), and a small mezzanine loft suitable for use as a guest sleeping area or study. The floor area is about 116 square metres, plus decks. The overall width of the house is 14 metres. The front deck can be roofed or open, and the rear deck is optional. Other options are different access stairs to the mezzanine loft. The documentation includes floor plan, elevations, section drawing, floor and roof frame plans and details of fixings, footings and handrails. Structural timbers are pine stress grade MGP12, LVL and laminated pine stress grade GL13. Structural computations complying with Australian standard codes are provided, including design for normal wind loads and soil conditions. Modifications to this design can be made, but there may be some extra cost involved. A list of structural timbers is provided to assist with pricing and ordering. Documents can be provided online in PDF or Autodesk DWF format.
